Cancellation policy

We appreciate that unforeseen circumstances and events beyond your control may force you to change your plans.

In the event of adverse weather or breakdown causing you to cancel your booking, we are in no way responsible for any losses so incurred.

A 20% non refundable deposit is paid at the time of booking and the balance is payable 21 days prior to the start date of your stay. If a booking is cancelled within 21 days of arrival, ie after full payment has been made, we will endeavour to re-let the cottage and refund any monies paid minus the deposit. If the re-letting is done at a discounted price, this discount will be removed from any monies refunded.

If unsuccessful in re-letting, the guest will not be due any refund.

If guests need to change their booking outwith 21 days then we will endeavour to re-let the property. If we are successful in doing so then your deposit can be transferred to another date. If we are unsuccessful in re-letting the property then the guest is not due a refund of the deposit.

Please note that we will be processing a £25 administration fee for all adjustments to dates and that dates can be adjusted only once. If the booking is cancelled for a second time then no monies will be refunded or other dates offered.

Cancellation to be in writing or by e-mail. IT MUST BE RECEIPTED BY US before being effective.

Foreign visitors will probably have travel insurance, domestic visitors are strongly recommended to take out travel insurance.

Dog Policy

We accept a maximum of 2 dogs in Buzzard and The Bothy by prior arrangement and 1 in Kestrel. Dogs should not be left unsupervised in the cottage unless you use a secure crate. Please note that we offer a dog sitting: please contact us for details. We ask that you bring old towels to dry your dog off after walks and his / her bed. Dogs are strictly not allowed on the furniture. Please do not put your dog in the bath. Dogs must remain on a lead within the grounds of the cottage. If you walk on paths where there are sheep, then you dog must be on the lead - especially at lambing season. The cottages are contained within a 4 acre fenced garden, and the gate to the gardens remains open. There is a cattle grid to cross over into the gardens. We ask that any damages caused by your dog are reported straight away so that we can rectify the problem before the next guest check in. We expect owners to cover all costs associated with damage to the property which has been caused by their dog.

There are 3 working dogs at Nether Glenny, Max, Jack and Gem our Blue Heelers. They are keen to meet guests, however we aim to keep them away from the cottages as much as we can throughout your stay.
